Management Services

• Full service Property Management flat rate of 10% of monthly rent plus a $75 Finder’s fee, whenever a new tenant is found.
  Services offered include:
  1. advise owner on how to prepare property for showing
  2. photograph property
  3. advertise home in the following websites; AHRN/MLS/CRAIGSLIST/EMERALD COAST HOMES ONLINE/REALTOR.COM/EMERALDDUNESREALESTATE.COM
  4. Show the home to prospective tenants
  5. Pre qualify tenant and sign lease
  6. Collect rent and security deposit
  7. Pay owners monthly net proceeds of rent
  8. Handle all maintenance requests of tenants and advise owner on repairs.
  9. Perform post occupancy check out of home, and advise owner condition of home, and make recommendation on status of security deposit.

• Courtesy Listing(owner managed property) one time payment of 50% of the first month’s rent. Paid when I successfully rent your home!

  7. Pay owners monthly net proceeds of rent, and security deposit and turn the tenant over to the owner for owner to manage.
